Properties are cleaned between guest stays, housekeeping is inclusive of the provision of linen, towels and bathmats, as well as the supply and restocking of household essentials and basic kitchen and bathroom amenities.

Guest Liaison

Handling all customer correspondence and communication, such as responding to guest inquiries, taking bookings, and following up reviews. We facilitate the guest experience from pre-booking to post-stay ensuring a high level of service and acting as a 24/7 guest contact. All guests are vetted pre-stay to minimise risk and ensure that your asset is looked after, for peace of mind.

Asset Management

Property inspections are conducted prior to each guest’s arrival. These checks are critical to keeping properties in superior condition, which in turn is integral to our business.

Compendium

A custom property guide is developed for each site. This compendium explains unique property features, includes instructions on how to use all items within the home, and outlines locations to visit, dining options, and activities available throughout the Sunshine Coast and Hinterland.

Trust Accounting

All payments are managed and distributed through a trust account, providing transparency and security.

Maintenance Management

Our team will manage any service, repairs or maintenance required at your home with our reliable trusted sub-contractors. Maintenance works don’t proceed without owner authorisation.

Short term holiday letting on online booking channels such as Airbnb, HomeAway, Stayz and Booking.com allows you to maximise the returns on your investment property as opposed to more conventional rental income channels. It also provides you with great flexibility should you want to use the property yourself.

How does it work?

You have a suitable property to holiday let on the Sunshine Coast or Hinterland.

  • After contacting us at Green Hill Accommodation Management we begin with a friendly meeting and property inspection to get to know you and your property.
  • We tailor a management plan specific to your needs and run you through our services and pricing.
  • The property is professionally photographed and listed on Airbnb under our Superhost umbrella as well as other key distribution channels.
  • We dynamically manage your rates against the market to maximise the property's yield, facilitate guest experience and communication and coordinate the cleaning and housekeeping.
  • You sit back stress free while we look after your asset and optimise its returns.

Pricing

We operate on a shared income model; our focus is on increasing your property’s earnings. Under this simple commission structure, we charge a fixed management fee of 20% (plus GST).

  • Management Fee of 20% (plus GST) of nightly booking rate.
  • Complete property management.
  • No lock-in contracts and no hidden fees.
  • Access to owner portal.

Cleaning is charged to guests as an additional cost to the nightly booking amount. Each property has a standard cleaning rate derived from its footprint and the number of bedrooms and bathrooms.

We do not manage properties that are available for less than 6 months.

Some owners require services that go beyond complete property management, we can assist with these as well. Contact us for any bespoke services requirements. Any additional services are quoted separately.

Frequently Asked Questions

How will a price be determined for my home?

Each property and location have their own intricacies and are unique. Using our accommodation industry expertise along with sophisticated yield management software we conduct an individual pricing analysis for each asset within its locality. We consider general and specific market conditions, comparable properties performance, and greater tourism and travel trends to develop a competitive set and informed pricing and yield strategy.

What occupancy will my property achieve?

Occupancy is one of the factors that we consider when developing an annual yield strategy. Whilst each location and asset are different and we do not guarantee bookings, we do pride ourselves on consistently outperforming the market.

What is covered by cleaning fees?

Guest cleaning fees cover a standard professional turnover clean and are included within Green Hill Accommodation Management’s property specific pricing strategies. The clean is inclusive of removing all signs of previous guests, restocking and the provision of consumables, as well as linen changeover and laundering.

What isn’t covered by guest cleaning fees?

Guest cleaning fees do not cover the need for periodic spring or deep cleans, decorative soft furnishing, furniture, carpet cleans, outside areas or the initial property set up clean.

How are damages dealt with?

Each booking source channel has its own resolution protocols and protections. We however find that damages are rare and because we endeavour to develop a rapport with our guests, in most cases any damages are self-reported and resolved quickly. We also reduce such instances through our positioning of each property and through the vetting of our guests. It is still recommended that owners secure their own home and contents insurance, be sure to check that your provider covers short-term holiday rentals.

What do I need to do to prepare my property for guests?

We provide detailed property preparation information to ensure that your home is guest ready, we can also directly assist in this process depending on circumstances.

How is maintenance managed?

Holiday homes must be well maintained and the condition of a property is a crucial part of meeting the high standards that we set for our listings. We have a suite of preferred service providers and contractors to assist with the ongoing maintenance of your asset. We are also more than happy to work with any pre-existing contractors that you may use (grounds, pool, other). We work with all contractors to ensure that disruption to our guests is kept to a minimum.

Which distribution channels do we use to source business for our listings?

We host properties and advertise on Airbnb, Booking.com, VRBO and the Expedia suite inclusive of Stayz. We also use some other booking channels where required either to target specific markets, create further diversity, or to meet particular unique property objectives. Properties may be listed on all or a selection of the booking channels that we use, we select specific distribution channels that are suitable for your property and this selection forms part of and is integrated into our overall property specific yielding strategies. The aim always being to maximise a properties returns, the channels a property is represented on may also change, over time. We are proud to also hold both “superhost” and “premier host” status’. In addition we also have a direct booking channel that is targeted at return customers with an overarching message of book direct and save.

What are the potential tax implications of short-term holiday letting?

The following does not constitute financial advice and Green Hill Accommodation Management recommends that you consult your accountant to fully understand the tax implications of renting your property as a holiday home. The following costs however may be tax deductible (Management fees, appliances, cleaning, furnishings, other). It is important that you keep thorough records of all rental activity including income so that you can claim all potential deductions when completing your tax return. Green Hill Accommodation Management provides detailed monthly disbursements through our trust accounting software. It is also possible that you may be able to claim tax depreciation on plant, equipment, and capital works.

What are the Sunshine Coast Council’s holiday home planning regulations?

You should always consult Sunshine Coast Development if you have any queries about the use of your property or for the most current planning and zoning guidelines. Sunshine Coast Council encourages property owners to inform them on whether there is an intention to use a property as a short-term rental. If a dwelling was constructed prior to 2014 (Sunshine Coast Planning Scheme 2014), generally short-term accommodation is considered existing use rights. If the dwelling was constructed after the above planning scheme was implemented, then it is possible that you would need a development approval to operate on a short-term accommodation basis.
